Our market knowledge is based on experience and research from our own extensive data base and various local and national sources. We will provide you with a full marketing appraisal and a recommended asking price. The asking price is of course your decision, but there are many reasons why prices are suggested and it does not necessarily have to be the highest figure possible to produce the best end result. Our valuers are always on hand to discuss any ideas or concerns you may have in this respect.
Energy Performance Certificate
An energy performance certificate known as an EPC is a legal requirement for anyone selling a property. The EER (Energy Efficiency Rating) has to be shown and be available for prospective purchasers and their solicitors to consider. We will arrange for an Energy Performance assessment to be carried out by a qualified inspector immediately we receive instructions to proceed with marketing.
A large proportion of viewings will be accompanied by a member of our staff. Some owners prefer to conduct the viewing themselves, but in our experience buyers are more likely to be relaxed and open with their comments during an exclusive visit with the agent.
Offers received are submitted and confirmed to all parties in accordance with current legislation, both verbally and in writing. This is also in accordance with our Code of Practice. We always give you our best advice on how to respond to an offer and will deal with the negotiations in your best interest at all times while respecting the position and status of the prospective buyer. A deal is only a deal when both parties agree.
Agreeing a Sale
When an offer has been accepted subject to contract, it is essential that the financial position of the buyer is confirmed and checked with lenders and financial advisors where possible. The matter can then be placed in the hands of Solicitors. We will handle Building Society market appraisals and structural surveys and advise buyers of alternative lenders if it becomes necessary to find better terms or a quicker conclusion. During the course of the transaction we will negotiate suitable and mutually agreeable dates for exchange of contracts and completion.
We have a talented team looking after your sale from the moment an offer is received to the point of legal completion and handing over of keys. It is essential that everyone involved is kept informed and problems that arise are dealt with at an early stage. Good communication is essential to a successful sale and generally we find that both buyers and sellers appreciate our involvement in negotiations and discussions that solicitors sometimes find they cannot so easily carry out. Instant communication by phone or e-mail is a crucial part of keeping the sale on track and statistics show that our “aborted sale rate” is extremely low due to our dedication in this respect.
Exchange of Contracts and Completion
When contracts are exchanged we will advise all parties of the agreed completion date. Solicitors will deal with the financial transfer of deposit monies and we will arrange for keys to be handed over on the day of completion. Usually the keys are kept in our offices and suitable arrangements made for access following confirmation that legal completion has taken place. Our staff are always on hand to deal with completions and any delays or last minute complications that may occur.
