Current Status – 27.01.26

The Renters’ Rights Bill has successfully completed its passage through both Houses of Parliament and received Royal Assent, becoming the Renters’ Rights Act on 27 October 2025.

What does this mean?

  • It is now law, marking one of the biggest reforms to private renting in decades.
  • However, most of the major changes are not yet in force. Implementation is being phased in and will take effect over time.

Key next steps:

  • The primary reforms, including the abolition of Section 21 “no-fault” evictions and the move to periodic (rolling) tenancies, are set to come into force on 1st May 2026.
  • Other elements (like the private rented sector database, an Ombudsman, and enhanced property standards) will be introduced through secondary legislation later in 2026 and beyond.

The Renters’ Rights Act is now law and will start to be implemented from May 2026, with additional guidance and regulations introduced in stages.
